The Statistics
Luxury home sales have grown by 35% nationally according to the Robb Report, “At least 40 residences sold for more than $50 million in the US this year”.
Charleston rarely has homes for sale above the $10 Million dollar mark so when it does it absolutely gets my attention. Furthermore, when one sells above that price point I am all over it..
The Charleston Real Estate market doesn’t compare with the high price points of New York or Los Angeles that can be easily above the $50 Million dollar mark, however, this recent sale in Charleston SC is a major win for the area.. and the Southeast for that matter.
On January 6th, 2022, a beautiful oceanfront home located at 203 Sand Fiddler Ct sold on Kiawah Island for $14 Million dollars.
According to the local Multiple Listing Service the highest home sold (not including listings “for comps”) was $13.5 Million which sold on July 7th, 2021 located at 10 & 10.5 Legare Street in the historic South of Broad neighborhood downtown Charleston. At $14 Million this home sale on Kiawah Island is a record high for the market.
Historical data shows the home was listed originally at $12 Million dollars but was taken off the market after 134 days and back-and-forth in July and August 2021 then re-listed at $14 Million dollars and sold in January 2022.
A deal at this price point has many factors to consider to ensure it goes smoothly such as: home preparation, marketing, confirming buyer assets, working with buyer financing, HOA fees, flood insurance, purchase agreements, repair contracts, and thorough home inspections. Why Kiawah Island?
Kiawah Island is a beautiful place to live and play. Home to the 2021 PGA Championship, the #1 Tennis Resort in the United States, known for its natural beauty, untouched oasis of preserved forest, and wildlife.
I like to call it the “Hamptons of the South” because of the exclusivity, privacy, and island amenities it has to offer.
Whether you’re a golfer, tennis player (like me!), or a beachgoer, Kiawah Island can be used for either a getaway, second home, vacation rental, investment property, or a full-time residence.
Bottom Line
This $14 Million dollar sale is a massive win for the Charleston area and the luxury market.
It’s clear that luxury buyers are fond of Kiawah Island because it has all of the amenities the affluent are looking for and at a much lower price point compared to larger metropolitan cities. You can’t beat Southern luxury at an affordable price! Congratulations to the listing agent and buyers agent on this sale.
