Nexton’s Single-Family Rental Homes Begin Pre-Leasing

Nexton and Birmingham-based Capstone Communities, announced The Villas at Nexton are now available for pre-leasing. The community spans nearly 27 acres and will offer 282 single-family rental homes.

Developed with a “new urbanism” style featuring sidewalks and pedestrian-friendly amenities, the cottage-style homes were created to “cater to young professionals, empty nesters and those transitioning to the Charleston area looking to rent instead of buy.” The community features a mix of one-, two-, and three-bedroom cottages, each with its own private, fenced yard, as well as one-bedroom lofts and carriage units. The homes range from 650 to 1,350 square-feet and rental rates will start at $1,445 per month.

“The Villas at Nexton perfectly illustrates the desirable ‘15-minute neighborhood,’ where conveniences such as supermarkets, coffee shops, bakeries, and medical offices are within a 15-minute walk of the community,” Nexton’s VP of Operations Brent Gibadlo said. “We believe the multifamily industry’s built-to-rent concept will continue to expand as more residents prefer to rent single-family homes with these types of conveniences on a long-term basis.”

The homes feature open green spaces to host community events, courtyards with pavilions and barbeque stations, a central clubhouse and resort-style pool, a fitness center, dog park, and electric car charging stations. The homes offer nine to 12-foot ceilings, quartz countertops, wood-grain flooring, in-unit washers and dryers, a smart home technology package, and will have 24/7 on-call maintenance and optional enclosed garage parking. The community’s residential pool and clubhouse are expected to be completed in summer 2022.

“Since 2007, our team has developed cottages in more than 20 student housing communities across the country and has found this model to be highly successful,” said John Acken, executive vice president of Capstone Communities. “As we begin introducing the cottages to the multifamily sector, our goal is to meet the needs of Charleston renters and build a true sense of community that is unlike a traditional apartment setting.”

The Villas at Nexton’s first phase, which is expected to be completed early this summer, features 31 units. Leasing is currently managed by Capstone Properties, Capstone’s in-house management division.

The community’s property is situated adjacent to a 20-acre county park and the planned MUSC Health Community Hospital at Nexton.
