How to Increase the Value of Your Home During Summer Renovation Season

Published

on

When the weather is warm and the days are long, it often feels like an ideal time to tackle your home DIY projects. That’s why the summer months are so often referred to as ‘renovation season’, and there’s certainly a lot you can get done when the conditions are right.

If you’re a forward thinker, it can be a wise idea to consider not only the sorts of changes that will benefit you and your family in the instant, but also the work you can do to increase the value of your home in the long-term too.

Interestingly, this doesn’t always require an especially large budget, and many of the tweaks you can make are energy rather than cash intensive. If you’re currently having a think about what you can do, here are four money-savvy projects to inspire you.

 Add an additional bathroom

If you ever take the time to look at the layout of your home, you may be surprised to find that it’s not very well designed. In lots of instances, houses don’t utilise their interior space as neatly as you would imagine, which means that by chopping and changing, you can add another small room without having to build an extension. An additional bathroom is an obvious choice, and can tack a significant amount onto the value of your property if you decide to sell.

So how do you go about creating one? If you’re particularly handy, you may be able to do some of the work yourself, but in most instances, you’ll need to get a professional in to help you. This should be someone reputable, experienced, and with an impressive portfolio to demonstrate what they can do. As insurance is required for general contractors, you’ll also want to make sure they have properly tailored and comprehensive coverage in place, to protect both you and them from any mishaps. Some providers even give contractors a certificate to prove they’re covered, so it could be worth asking them to show you this.

Replace your central heating system

If you have any plans to sell your house at some point in the future, you might also want to consider whether your central heating system would benefit from being replaced. An old or poorly functioning boiler can actually knock a significant chunk off the value of your home and is often used by buyers as a bargaining chip to get you to negotiate on price.

The best way to avoid this is by replacing your central/home heating system yourself, as this allows you to not only make some substantial savings on your energy bills moving forward but choose an option that is both efficient and economical to install. This should add a tidy sum to the overall asking price without you having to break the bank to achieve such an increase.

Add some curb appeal

In addition, you might wish to consider giving your home an exterior facelift. That’s because your front garden and outdoor areas are the first part of your property that potential buyers see, and they tend to cloud the judgment – positively or negatively – of anyone who is seriously considering purchasing from you.

The upside to this is that you can use them to add some additional value to your home and that you don’t have to break the bank to do it. You can start by cleaning the brickwork, before adding a fresh coat of paint to doors and windows. Once you’re done, focus on weeding flowerbeds and mowing your lawns, before adding some new plants for a pop of color and a pretty and appealing aesthetic.

Renovate your fixtures and fittings

If you have kitchen cupboards that are starting to look old or an outdated bathroom suite, these can also be improved by doing DC kitchen remodeling. While ripping them out and starting afresh is one way to do it, there are also more economical alternatives open to you.

For starters, you would be amazed by the changes you can effect with the help of chalk and/or tile paint and new hardware. These can change the entire appearance of your spaces, to bring them up to date without having to replace any actual fixtures or fittings. Do it well, and the result will be a sizeable increase in the overall value of your property.

Isn’t it time you got started on improving your home?
